Your new home will be professionally inspected and prepared by one of our onsite maintenance associates. Our standard practices include ensuring all areas of your new home are clean and functional.

No. You may provide permission for us to enter when you submit your work order through your Resident Portal or by speaking with one of our onsite team members.

The onsite leasing office is able to assist during regular office hours. We do not provide after-hours lock out services.

You may customize your home with non-permanent decorations. Any modifications you make to your home during your residency may incur a charge at the time of move out. Charges are incurred when maintenance is needed to return your home to its original condition at the time of move in.

Arroyo Villa offers two separate pool and spa areas, with cabanas and BBQ, fitness center, playground, garages, resident clubhouse and open courtyard areas.

Each unit has it's own washer and dryer hookup off the patio of each apartment home.

Yes, the Arroyo Villa Apartments is a pet friendly community.

The pet security deposit is $500 per pet. Two pet maximum. Monthly fee for cats is $25 and $50 for dogs.

Arroyo Villa Apartments does not have any weight or breed restrictions for pets. We allow two pets per apartment.

No, there is not a pet park on-site.

Standard appliances in our apartment homes include gas range/oven, dishwasher and microwave. We can assist our residents with rental appliances, please speak with our onsite leasing team for additional information.

No, we do not offer furnished apartment homes.

We offer offer short-term leases at Arroyo Villa Apartments. You may discuss options with our leasing team.

No, leases may be in the name of the individual occupying the home. We do not allow sub-leasing at our communities.

No, we do not offer package concierge services.

Our fitness center is open everyday from 8AM - 10PM.

We provide cardio and strength training equipment in our on-site fitness center.

We require a holding deposit of $250 and an application of $60 per application when applying for your new home. You will pay the remaining balance of your security deposit and first month's rent, or a prorated portion, at the time of move in.

Yes, our community offers a resident referral fee. Your on-site leasing office will provide more details.

Arroyo Villa llows guests up to 14 days out of the month. If you will be accommodating more than 2 guests, please inform the on-site team for approval. We do have a limit of two guests per household when visiting the community amenities with your presence.

We do not offer rental price reductions on longer leases at Arroyo Villa. You may not pay rent for a year in advance to secure your unit.

No, we do not allow subletting at our community.

You may elect to pay a lease break fee equal to one month of rent or you will be responsible for the remaining months of rent left on your lease agreement.

You will need to pay another security deposit to transfer from one community to another.

Applications are often approved in 72-hrs. Please carefully review the rental criteria, which is available as part of your application, to avoid any delays in processing your application.

No, utilities are paid separately from your rent.
